What are the advantages of an advertisement for me as a landlord?
As the advertisement is free of charge and a booking is only finalized after your confirmation, an advertisement can only be advantageous for you. Other reasons are:
- You don't have to answer any questions from customers before booking and receive ready-made rental contracts.
- You can continue to offer your accommodation on other portals without any problems.
- Some German travel guides refer to our portal, partly because of the personal service and the wealth of information about the trip.
- With our portal, we reach almost all customers who are looking for more detailed information about the trip and who are looking outside the major portals. They have finally found us!
- We certainly don't have the visitor numbers of the big portals. But beautiful houses at a good price are also fully booked with us.
How is the rent paid?
Clients can pay the rent at least 4 weeks before arrival by bank transfer or in cash on site. When paying by bank transfer, the customer receives an automatic reminder that the rent must be paid. As we have the booking confirmed with a deposit, all customers have paid the remaining rent to date. If there are any problems with the bank transfer, we will support the customer.
How much is the commission?
The commission is included in the customer's first down payment and is usually 15% of the rent. A different commission can be agreed for very inexpensive or high-priced accommodation
How does a booking work?
- If a customer is interested in your accommodation, you will receive an e-mail requesting availability. The e-mail contains a link to a website where you can answer the question with one click. A confirmation is initially non-binding, but it is agreed that you will contact us within the next 48 hours if you make a booking in the same period or inform us immediately.
- If the customer decides to make a booking, you will receive a confirmation of the booking. If the customer has taken longer than 24 hours to confirm, we will ask you to confirm the booking again to be on the safe side.
- The accommodation is then reserved for the customer and a deposit must be paid. If there are any problems with the deposit, which is very rare, we will inform you immediately. The deposit includes our agency commission.
- As soon as the deposit has been received, the customer will receive a rental contract with directions and further information
- As the landlord, you will also receive a copy of the rental agreement without our commission to simplify the bookkeeping for you.
- At the latest 4 weeks before arrival, the customer pays the remaining rent directly to the landlord, or the remaining rent is paid directly on site in cash. The method of payment can be determined for each accommodation and can also be agreed differently for individual bookings.
How do I pay taxes on my income?
As a small portal, we do not fall under the reporting obligation of the Platform Tax Transparency Act PStTG (DAC-7 Directive of the EU), which means that you only have to pay the taxes on your income yourself. For this purpose, you will receive a copy of the rental contract on which your income is listed without our commission. This makes it easy to determine the taxes to be paid.
